Upload a PDF (Bright MLS full listing, Redfin or Zillow printout, county tax page saved as PDF) or paste the text. Scanned PDFs have no readable text, so use Manual Fill In for those.
Then: purchase listing
Now: current listing
Tax record (optional)
Compare Now reads what you added and builds the report. You can still check and correct the numbers in Step 2, then click Build report again. Manual Fill In takes you straight to Step 2 to type the details yourself.

Check the numbers
Auto-fill is a head start, not gospel. Fix anything that is off and fill in what is missing. Blank fields show as "Not provided" in the report.
Market appreciation: use the change in median sold price for the zip code or subdivision from Bright MLS over the same period. It lets the report separate market gains from improvement gains.
